Even the sellers contractor couldn't find the leak. His detailed report and photograph helped isolate the problem so it could be repaired. I just had Lou do another property inspection for the townhouse that I am selling. Again he pointed out problems that I never even knew existed. He is extremely attentive to accuracy and detailed. If you need a detailed property report, Lou Gustafson is the guy!! Here is a example of something Lou found that I never thought about or saw as a issue.
Range/Cooktop -- Repairs Recommended - The range/oven/cooktop appear to be in serviceable condition. The anti-tip leg assembly on the range is not operational, creating a tip hazard. (2) (4) I cannot even move the range never mind pull it out!! However I will follow his recommendation and add the anti-tip leg assembly. Cost of the report was $295. Lou spent two hours inspecting the property. Property is located in San Jose CA.
So, here I was in the middle of a short sale. I knew that the home was going to need extensive repairs but I was not allowed to crawl under the house or in the attic due to insurance reasons. I had never bought an older home and had no ideal where to find a qualified home inspector. I took a friends recommendation and met this guy. Met him and could tell he was honest and very thorough. Lou, was at the house prior to me, I was 5 min early. he was organized and approached the inspection in a systematic fashion. He invited me to follow him at my own risk and told me what he was looking for and why. He explained everything to me in a respectfully manor. I am confident that he would make sense to anyone without any construction background. After each section was complete, he aways asked "Are there any questions at this point?" He found missing supports in the attic, staining in the drywall (leaks in the roof), slow draining water, improper slope (poor drainage running back to the home, stove did not have an anti tip mechanism, cracks in the foundation, removed electrical panel to see how it was wired (good thing), plugs wired wrong, leaks in the pluming and sewer line. I had a much better ideal of what I was getting myself into. In the evening, when I checked my email, the report was sent to me in an easy to read format with pics. Even my Realtor, who wanted to use his guy, said he did a good job and is keeping his number About the only thing I could be picky on is he charged this other guy $295 and me $345. That said, he did use him for two inspections and most likely gave him a discount for 2 inspections. |
